In partnership with the Cultural Development Corporation (CuDC), PN Hoffman, Inc. & Gilford Construction were selected by the Department of Housing and Community Development (DHCD) to develop Mather Studios—916 G Street, NW—as a center for creative living and industry in the District of Columbia.

Mather Studios included 12 artist condominiums (out of 50 units total) available at affordable rates to residents earning 50-80% of median income. Equipped with basic amenities, these units were delivered "raw" to allow the creative residents to shape homes that serve their lifestyle and artistic vocation.

This unique residential building hopes to foster creative activity, small business ideas and telecommuting by featuring large apartments designed to accommodate space for home-based entrepreneurs of all kinds. The intention is to house residents who hand-make arts or crafts or who create other cultural products or services, and who also want to contribute to a dynamic community.

CuDC conducted an objective, selection process wherein income-qualified applicants with a demonstrated artistic practice were selected at random to purchase one of the 12 affordable units in Mather Studios.
